Exterior Wall Moisture Intrusion Investigation

Ivy Group was hired by the Association and asked to review case documents, visit the property and to form expert opinions as related to the contracted architectural duties provided by the Architect on the Signature project. The physical investigation included a complete exterior wall survey, evaluation of mechanical systems (HVAC), intrusive wall sampling, fire/sound wall study, moisture intrusion/indoor air quality study, and evaluation of exterior walls and windows.

The project consists of one large 36 story residential and two 5 and 7 story multi-use (retail and office) condominium buildings with 5 story garage and recreational plaza deck and pool above the garage building. The structural system consists of post tensioned concrete slabs/beams supported with poured concrete columns bearing on pile foundations. The building is generally clad in membrane roofing and waterproofing systems for weather protection at the roof levels.
