Georgia Institute of Technology acquired the existing complex for their use as a residence hall known as the North Avenue Apartments (NAA). The complex was originally constructed in 1994 -1996 as part of the Olympic Village for the 1996 Centennial Olympic Games. NAA is comprised of four high-rise residence halls housing approximately 2,000 students. The total project size is approximately 1.4 million gross square feet. Support facilities include two parking garages accommodating 740 cars, as well as a recreation center with fitness room, resident life offices, multiple meeting rooms and several retail establishments for convenience, as well as restaurant services for students within the complex.

Ivy Group Consultants and HADP Architecture provided a comprehensive Facility Conditions Assessment and Design for improvements intended to bring the complex up to the requirements for use as on campus student housing for Georgia Tech. HADP performed Site Review, document review, envelope analysis, and forensic architecture services relating to structural investigation, exterior brick/curtain wall investigation, roofing analysis, site conditions, MEP systems, unit interiors, and moisture damage and remediation. Planned expansion components include a dining facility, public safety offices, new lounges and expanded support facilities.

Georgia Tech decided to take the additional step of converting the 1.4 million s.f. complex into a model showcase project to demonstrate the ability to incorporate sustainable design and LEED principles into the largest student residence hall on the campus. HADP Architecture headed up the process of designing and implementing enhancements. NAA achieved LEED Gold EB (Existing Building) O&M (Operations and Maintenance) becoming one of the largest LEED EB O&M projects in the world.
